My first investment was a condo in Winter Park, a popular suburb of Orlando, buying at a discount of 40% during the market downturn.  While others didn’t like the HOA fees associated with condos, I have never minded them, as it makes being a landlord so much easier.  Once I figured out the cash flow I was making, I didn’t want to stop, and pouring in much more of my IRA funds into buying more real estate – and now I have 12 units with NuView.

I did one other more risky thing – I found a plot of land that could be subdivided into 3 buildable lots, within a few miles of downtown Orlando, and bought the lot for $150,000 within my Traditional NuView IRA.  Now a few short years later, I seem more like a genius, selling the lots for $100,000 each, doubling my IRA investment in three years.  Best thing is, no capital gains on the sale – It all went back in my IRA, and perhaps to more condos.

My real estate investment strategy is simple – I only buy property within 10 minutes of my home (I understand this market best), and with the exception of the lot purchase, only buy properties that have a strong cash flow.  I love the fact that if I can’t figure out how to best structure the transaction, NuView is always available to discuss the transaction from the IRA perspective.
