Client Success Story: An Investor Friendly Realtor

cindy-parker-martinezCindy Parker Martinez is a Realtor with the Sand Dollar Realty Group, Inc. which is known as an investor friendly real estate firm because they do their own investments.  Her Realty Group has a list of wholesale properties (cheap fixer uppers) that are updated daily and, most recently, Cindy closed on a huge luxury home.

Cindy explains “As a native Floridian who grew up in Belle Isle (historic district of Orlando) and still lives here today with my own family, I know Central Florida.  Growing up, my father used to buy (toys) boats and trailers, jet skis, motorcycles, motor homes, etc.  He taught me how to buy low and sell high.  My father taught me how all transactions should have a win-win outcome.  I still use these skills today in my Real Estate career when representing real estate buyers and sellers.”

NuView: When did you first realize the power of self-directing?

Cindy: After extensive research, I purchased tax certificates from 4 lots in Kissimmee.  Each worth about $2,500.  I knew that it was a long-term investment and decided to use my self-directed Roth IRA to manage the funds.  All 4 tax certificates generated 18% interest over a 6 year term.  I purchased the certificates from a list after the auction was complete, therefore my interest rate was so high.  I doubled my initial investment and learned that a Roth IRA is the best choice for me.

NV: What is your preferred method of investment?

Cindy: Today, I am utilizing the retirement funds in my Roth IRA as a note for another investor’s rehab property.  Our negotiated rate is a win-win for all, because we both make money.  It makes me feel good that my money is circulating to benefit others.

NV: What is your favorite aspect of self-directing your retirement account?

Cindy: The flexibility to take out my money when an opportunity becomes available.

NV: Do you have any tips for fellow self-directors?

Cindy: Just like any investment, review your figures and complete your research, but don’t over analyze an opportunity or your money will never grow.

NV: What other investments do you take part in?

Cindy: I hold a low growth retirement account that invests in the stock market.  I often wish it had the flexibility as my Roth IRA.
